What every non-resident investor needs to know

VT short-term rental licence

Costa Blanca tightened in 2024 (Decreto 75/2020). New tourist licences are paused in many Alicante zones. Buy a property that already has a VT, or budget for the long-term yield only.

Non-resident income tax (IRNR)

EU residents: 19% on net rental income. Non-EU: 24% flat on gross. Allowable deductions narrow — we connect you with our tax partner before you sign.

Capital gains on exit

Non-residents pay 19% capital gains. The buyer withholds 3% of the price for Hacienda. We model this into your hold-period IRR.
